Everything you need to know to start your tenancy on the right foot — and to leave the property in good standing when it's time to move on.

Step One

Move-In Checklist

A few things to take care of before you receive your keys and settle in.

First Month's Rent & Security Deposit

First month's rent, security deposit, and any application fees must be paid in full before keys are released. All funds must clear before move-in is finalized.

Move-In Date & Inspection

Your official move-in date and the move-in inspection are scheduled at lease signing. The inspection documents the condition of the property and protects both parties at move-out — review it carefully and return any notes promptly.

Utilities

Set up utility accounts in your name effective on or before the move-in date, and keep all utilities current throughout your tenancy. See the Utility Providers section on the Tenants page for area-specific contacts.

Step Two

Move-Out Checklist

Plan ahead to protect your security deposit and leave the property in great shape for the next resident.

45-Day Notice

Required

Review your lease for the earliest legal move-out date. You must provide written notice of your intent to vacate at least 45 days before your move-out date. Your notice should include:

  • Exact move-out date
  • Forwarding address for security deposit
  • Updated phone number and email
  • Confirmation utilities will remain on through move-out

Rental Cleaning

  • Floors swept, vacuumed, and mopped
  • Bathrooms scrubbed — toilets, tubs, sinks, fixtures, and mirrors
  • Kitchen appliances cleaned inside and out (oven, refrigerator, microwave, dishwasher)
  • Cabinets, drawers, and counters wiped down
  • Windows, blinds, and window sills cleaned
  • All trash removed from inside and outside the property
  • All personal property and possessions removed

Landscaping & Outdoor Areas

  • Lawn mowed and edged
  • Beds weeded and trimmed
  • Patio, deck, and walkways cleared and swept
  • Garage swept and emptied
  • Outdoor trash and debris removed

Repairs

  • Patch nail holes and touch up paint as needed
  • Replace any burned-out light bulbs
  • Replace HVAC filters
  • Notify management of any major repair items prior to vacating

Security Deposit

Once you have vacated, we perform a move-out inspection. Any damage beyond normal wear and tear is deducted from your deposit, and an itemized accounting is sent to your forwarding address along with the remaining balance.
