Application Process

Income Verification of 3x Monthly Rent must be provided in the following format:

1. Two (2) most recent pay stubs from your employer AND correlating bank statements must be provided.
2. If newly employed, a letter must be provided on company letterhead and signed by an officer of the company that states employment agreement, income and date that employment will commence, which must be within 30 days of the lease start date. Up to 90 days' worth of bank statements must also be provided.
3. Self-employed applicants should provide their most recent tax return and the last 90 days of bank statements.

Rental History - Verification from your current landlord if renting. No more than 2 late payments in the last 12 months are acceptable. Applications will be automatically denied if you owe money to a current or former landlord.

Credit History - No evictions or foreclosures in the past 24 months.

Security Deposit - Applicants with a credit score of 650+ require one month's security deposit. Credit scores under 650 are reviewed case by case and require a two-month security deposit, if approved.

Pet Policy - Properties that allow pets have the following restrictions: no puppies under one year old, maximum of two pets up to 40 lbs at full growth, and no cats. A $300 non-refundable pet fee applies.

Occupancy - Co-signers are not permitted. All applicants must occupy the home.

Background Checks - Required for all applicants 18 years of age and older.

Applications - All occupants 18 years of age and older must submit a separate application. The application fee is $50 per person.
