Overview

Full Service Management

We will exclusively manage your property by finding and screening a qualified tenant, prepare and execute the lease, perform pre and post move-in inspections, collect rent, collect and hold the security deposit, disburse monies to the owner, handle all maintenance issues, evict, if necessary, and respond to tenant or 3rd party issues.


Turn-Key Management

There are NO hidden fees and NO money due upfront. You do not pay a penny until your property is rented and a well-qualified tenant is placed in your property.

Monthly rates are 10% of monthly rent collected. Unlike most companies, we do NOT charge an account set up fee, advertising fees or a lease-up fee each time the property is re-rented which can make your true monthly rate much higher than expected. If you are comparing companies, make sure to ask other companies about these fees.

Discounted monthly rates are offered to clients with four or more properties managed by our company.

Frequently Asked Questions

How are rental applicants selected and screened?

Adam Blake Properties is partnered with Experian. Tenant applications are processed electronically through Experian and include credit, criminal, sex offender and past eviction background searches. Experian credit screening provides a Fico Score along with detailed information regarding the tenants full credit history. We use a standard NC Lease that is updated periodically and approved by the NC Association of Realtors.


When do owners receive their rental payments?

All rent is due on the 1st and late after the 5th. Property owners are paid after rent is collected and cleared. Rents collected by the 5th of the month will usually be disbursed via ACH by the 15th of the same month. Rents collected after the 5th will usually be disbursed within 2 days of the payment clearing (certified funds will produce an owner payment faster than a personal check).


Is an annual summary offered?

Along with a 1099 in January each year, owners will have access to annual summaries of all rental income and expenses for each individual property managed.


What is ACH?

ACH is an auto deposit into a checking or savings account of your choice. To provide this service, we will need the following bank information before your first disbursement:
Name on Account, Routing Number, Account Number and Name of Bank


What restrictions are applied to smoking in a rental property?

No smoking is allowed within a property or the garage of any rented properties.


Are pets allowed in rental properties?

It's recommended that a property owner be pet friendly when possible. Please note that by not accepting or considering pets you will often restrict your rental audience. “Agressive” dog breeds are restricted if not service animal certified. Pet Fees are $300 for up to 2 pets and are non-refundable. The owner receives the entire pet fee as income (no commission deducted) with the first rental payment disbursement.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
