As a prospective tenant, you want to know what kind of service you can expect when you lease from Adam Blake Properties. We pride ourselves on our tenant service, and consistently strive to make things easier for you.
If you are having a property maintenance EMERGENCY that requires an urgent response for things such as, but not limited to fire or break-in, please call 911 immediately.
If you are having a water leak somewhere in the house please turn off the main water valve to stop the supply of water. This turn-off valve is usually found in the garage, laundry room or pantry and has a lever style handle that is usually yellow or red.
Please note that all non-emergency maintenance requests are scheduled for maintenance within one business day of your written request. Even though it is scheduled within one day, the actual day of service may be up to one week during peak times. Business hours are defined as Monday through Friday, 9AM - 5PM. Any written requests submitted outside these hours will be handled the next business day. If you claim something is an emergency and it is determined not to be an emergency case then you will be billed the increased labor charges for after-hour maintenance calls. If you are having an after-hours emergency that fits the description below please state this very clearly in the text box AND call or text 704 661-3300 (text preferred).
Submit one request per maintenance issue.
Submit a Notice to Vacate email, with the exact date you expect to be completely out of the property and ready to turn in keys (property must be empty of personal property and fully cleaned). If you are breaking your lease early, it is the tenant's obligation to pay for rent, utilities and releasing costs until a new tenant is found.
Security deposits are required and collected at the time a lease is signed. Your security deposit is held in a NC Trust Account and disbursed after your lease terminates. After you have have vacated the property, Adam Blake Properties will perform a move out inspection. If there are damages beyond normal wear and tear, an appropriate amount of money is deducted from you security deposit to cover the cost of the required repairs. If repairs are necessary, you will receive an itemized list of deductions with your security deposit accounting.
The pet fee is a non-refundable fee for the privilege of having a pet in the rental property and is paid to the owner.
